A series of outdoor spaces and carefully calculated view lines ensures this home makes the most of its beachside setting.

With southeast views towards Freshwater Beach in Northern Sydney, this home was designed to draw in sea breezes, delivering cross-flow ventilation opportunities and purging the building of heat at night. The upper windows were positioned to provide privacy to the bedrooms, with the master bedroom featuring a fully operational aluminum louvre system.

The home’s layout devotes the entire ground floor to day-to-day family life, with the living area stretching out towards the morning deck which faces the beach. A larger deck to the rear offers external dining space, and allows the northern sun to enter the living areas. The upper level accommodates four bedrooms, a large second living room and a terrace with water views.

This tight block presented several challenges, all of which were overcome with careful and methodical planning. The block rises towards the northeast and is just 450sqm, with arduous planning controls. The neighbouring property’s existing beach sightlines also needed to be maintained as part of the planning controls.

Several unique features of this build include copper framed windows to the upper bedrooms designed to patina over time and provide a strong contrast to the greyed-off timber cladding used elsewhere on the home’s exterior. Elsewhere, a double car garage was built onsite in reclaimed pressed red bricks to provide a sense of solidity as a counterpoint to the lightweight cladding.

Inside, the upper floors feature three-metre ceilings, and were carefully designed to capture water views. An open tread stair was positioned to be a focal point of the home, rather than just a circulation spine hidden from view.
