1 Introduction to Prebuilt's housing range
Provide information on designs and prices. Review requests and ascertain suitability.
Let us know details such as style, number of bedrooms, location, when you would like it ideally. Ask questions!

2 Select your house

The design team works on the plan to suit your needs and site. Provide input to the plan and siting, and your requests. If possible show us photos and a title, and let us know of any special conditions on your site.

3 Ask for a quote

Run over the inclusions requirements for your plan with your design consultant. This will go to estimating for your personalised price.
Select inclusions and upgraded options. Discuss non-standard extra requests and site requirements.

4 Quotation

Prebuilt will provide one detailed quotation and an options list giving your personalised price, the transport charge estimate and the cost of optional extras.


Review quotation and options costs. Make the decision to go ahead, or review the inclusions.  No charge

Preliminary Agreement
(PA document)
The Preliminary Agreement is our agreement that you would like us to go ahead. Once PA is signed Prebuilt will commit resources to your project. We will perform a site inspection and assign a draftsman to work on your project in detail.

Sign and send in your Preliminary Agreement with your options list.

Pay the initial deposit of $5000, $7000 or $10,000 depending on the design and your location.

Discuss changes with your design consultant for further costing. 

$5,000 or $7,000  or

$10,000+ for bespoke homes

This amount will form part of your contract sum and is deducted from your 5% payment upon signing the HIA contract

Colours and Finishes meeting

Drawings will be sent to you showing your house in detail.

Request forms for site information will be sent to you.

Carefully review the drawings and come for a meeting to make any changes, and to select your colours.

Resolve all outstanding design issues Changes and additional requests will be costed for approval and the drawings updated

Contract & permits

Prepare and issue

Contract

The selected inclusions and costings are finalised in a detailed contract specification together with detailed drawings. A staged payments schedule is also provided at this stage.

A spot in the factory is allocated to your project.

sign the contract document and pay the required amount
5% of the contract sum is required less the amount paid on Preliminary Agreement

9 Planning permit Once the contract is signed Prebuilt will issue 3 sets of planning drawings to the client Lodge your planning application including the supplied drawings with the local council and pay council the required planning fee. If you are not on mains sewerage you will also need to lodge your septic permit application now. Planning permit payment to the local council (varies)

10 Building permit Once the planning permit has been received Prebuilt will organise the building permit using a private building surveyor Make sure all relevent site information has been supplied - soil test, septic permit, planning permit, fire assessment etc, and council requests have been satisfied Pay the building permit fee (varies)

Building

11 Commence construction Construction commences. Normal duration takes around 8-12 weeks from the available start time dictated by the production schedule. Custom designed houses may be longer. Undertake any site works required for access or for your scheme. Organise tradesmen to connect your services after installation.

Staged progress payments for the build will commence:

Base stage: 20%

 Frame Stage: 20%

Lock-Up Stage: 40%

Fixing Stage: 10%


12 Site works Prebuilt installs footings on your land
Last chance for customer to ensure appropriate access for truck to deliver house to site. connection. (Staged progress payments over the build)

Delivery

13 House delivery & installation

Your house is delivered to site. Installation is usually completed within one to two weeks. Any additional site works are undertaken at this time

14 Final inspection & house handover Prebuilt and customer undertake final inspection and Prebuilt rectifies any defects. House is handed over to client Prebuilt and customer undertake final inspection together. Customer prepares to take ownership of home Final payment of 5%  is required on handover of house, prior to collecting the keys

15 Client subcontractors Prebuilt provides the building surveyor with compliance certficiates from customer and a Certificate of Occupancy is issued Once all services have been connected customer provides Prebuilt with all relevant compliance certificates No Charge
